The nearest and closest comparable is Duo Residences, around 400m down Beach Road. Duo is also a mixed development comprising a shopping podium, above which are a residential tower on one side, and a hotel and office tower on the other, and similarly connected to an MRT station.
Recent transactions for Duo condo units in the last 6 months ranged from around $2,100 PSF for a low floor unit, to around $2,560 for a very high floor unit. Comparing, City Gate condo price range for the 18th floor is around $1,9xx to $2,1xx PSF, but starts from around $1,6xx to $1,8xx PSF for the lowest floors.
